Stonegate is the largest master planned community in Parker, with more than 3,500 homes built out in waves from the late 1980s through the 2000s. That build history is the single most useful fact about roofing here, because it means the neighborhood is not on one roof cycle. It is on three overlapping ones, and which filing your house sits in tells you roughly what your roof has already been through.

Stonegate Housing Stock and Roof Age

The earliest Stonegate filings are now well past the point where an original roof could still be in service, so those homes are typically on a second or third covering. The middle filings, built through the 1990s, carry roofs installed either at construction or in the hail replacement waves that followed. The newest sections are the only part of the neighborhood where an original roof is still a plausible answer, and even there the Palmer Divide has had chances at it.

What this means in practice is that Stonegate roofs are rarely a clean story. Most have been replaced at least once, often after a storm, sometimes by a contractor who is no longer in Colorado. That history is why we start with the permit record and the physical evidence rather than with the age of the house.

What We Find on Stonegate Roofs

  • Mixed vintage components. New field shingles over reused pipe boots and old step flashing, a common shortcut on storm replacement work.
  • Missing rake metal. Parker requires drip edge at all eaves and rakes, and rake metal is the piece that most often did not get installed.
  • Four nail fastening. The Town requires six nails per shingle, and a roof installed fast in a busy season frequently did not get them.
  • Cracked plumbing vent boots. Rubber collars fail well before the shingles do at this elevation, and they are the leading cause of interior stains here.
  • Tired ventilation. Original box vents left in place through two replacements, with intake blocked by insulation at the eaves.

Hail on the West Side of Parker

Stonegate sits on the E-470 side of town, and it takes the same Palmer Divide storms the rest of Parker does. The verified record for Parker includes 1.00 inch hail on June 7, 2016, 1.25 inch on June 22, 2023 and 1.75 inch on June 9, 2024, with a 2.00 inch report at Franktown on July 1, 2016. Damaging events here cluster in June and early July, which is why late spring is the right time for a baseline inspection rather than August.

Two dates deserve a correction, because they get quoted at Stonegate doors every summer. The May 8, 2017 storm and the June 8, 2026 event were west metro and Castle Rock corridor storms respectively, and neither is a Parker claim date. The full verified list is on our Parker hail history page.

HOA Design Review in Stonegate

Stonegate is governed by an association with design standards, and the roof is one of the most visible things on a lot. Expect to submit the proposed material, profile and color before work begins, and expect the review to take weeks rather than days, particularly in the months after a storm when the queue fills with neighbors doing the same thing.

This is a separate track from the building permit, and neither substitutes for the other. An insurance claim does not override design standards either. Our work site rules guide covers HOA notice alongside dumpster placement and work hours.

Permits and Inspections for Stonegate Addresses

Stonegate is inside the Town of Parker, so permits go through the Town Building Division on Mainstreet and the eTRAKiT portal. A replacement requires a permit and a final inspection. Standard asphalt work needs only the final; mid-roof inspections apply to tile, slate, stone coated steel and similar assemblies. Repairs under one square are exempt, and partial replacements must include the entire plane and all components.

If your address is on the edge of a filing and you are unsure whether you are in town, our guide to roof permit jurisdiction explains how to check the parcel in about ninety seconds.

Working in a Dense Stonegate Filing

Stonegate's lots are close together and its streets are busy, which makes the logistics of a roof replacement more than a formality. Driveway placement for the container is the default, because street placement raises a right of way question and a blocked sidewalk is the complaint most likely to bring a code officer to the job. Bundles arrive a day or two ahead and need clearance for a boom truck, which on a tight lot means moving vehicles before the delivery rather than before the crew.

The neighborly part matters too. A tear off is loud from mid morning to afternoon and it carries several houses in each direction. A short note to the immediate neighbors a few days ahead, plus a magnetic sweep of shared driveways and sidewalks at the end of each working day, prevents nearly every problem this neighborhood generates. Our work site rules guide covers the whole list.

Roofing Questions Stonegate, Parker CO Homeowners Ask

  • How old are the roofs in Stonegate? It varies by filing, because Stonegate built out in waves from the late 1980s through the 2000s. Most of the neighborhood is on a second or third covering, and only the newest sections could still plausibly have an original roof. The permit record and a physical inspection give a better answer than the year the house was built.
  • Do I need HOA approval to replace my roof in Stonegate? In practice yes, and it is separate from the building permit. Submit the proposed material, profile and color before work begins and allow weeks rather than days, especially in the months after a hail event when the review queue is full.
  • Which storms actually hit Stonegate? The verified Parker record includes 1.00 inch hail on June 7, 2016, 1.25 inch on June 22, 2023 and 1.75 inch on June 9, 2024. The May 8, 2017 and June 8, 2026 storms were elsewhere in the metro and are not Parker claim dates.
