Stonegate is Parker's largest master planned community at 3,500 plus homes, built in waves through the 1990s and 2000s, which means much of it is on a second or third roof already. Clarke Farms, Cottonwood, Iron Horse, and Meridian Village share the same era and the same architectural shingle stock. Work here is claim driven more than age driven, and HOA design review is part of nearly every job. We keep current approval requirements on file for the big associations so the paperwork moves while materials are ordered.
South and east of the core, Pradera's golf course lots and the Timbers at the Pinery carry larger custom homes, concrete tile, and stone coated steel. These systems trigger the Town's mid-roof inspection requirement and more involved HOA review, and repairs demand matching skills that shingle-only crews do not carry. Estate roofs are where inspection documentation matters most, because the claim values are large enough that carriers look closely.
The eastern neighborhoods sit more exposed on the Divide, and The Pinery just south logged 1 inch hail as recently as June 2025. Newer builds out here, Anthology in particular, have younger roofs where a single storm is usually the entire damage story, which makes for clean, well documented claims when the inspection happens promptly.
Older Parker around Mainstreet and the PACE Center mixes decades of construction, from established homes near downtown to infill projects. Roofs here range from brand new to well past 20 years, so repair versus replace judgment calls, covered on our repair page, come up more than anywhere else in town.
The Pinery corridor adds a variable the rest of Parker mostly lacks: mature ponderosa pines over roofs. Needle load dams water in valleys, branches abrade shingles in wind events, and shade keeps north slopes wet through freeze thaw cycles. Roofs here benefit from more frequent maintenance checks than the open subdivisions, and from valley detailing done with debris in mind.

Note that permits outside Parker town limits run through different offices, Douglas County or the respective city, and we handle whichever jurisdiction your address falls under.
